Visit to Rustic Highlands at Khandala

On Saturday, I went with clients to help them choose a site they had identified at the gated “Rustic Highlands” development in Khandala. The place itself was nice enough – although I dare say I’ve seen a lot better. What amazed us was that while people had built some massive homes there – many very clearly in crore+ range – not a single one was occupied for the weekend. It was like wandering through a ghost town. I understand that the weather wasn’t the best but come on, not a single occupied place from the scores that we saw?

  2. hi vistasp, yes totally agree with you…was going thru your site n came across this comment…as a matter of fact have paid a small deposit n booked the same plot u’ll saw 9 months ago but since the whole of rustic has come under Forest the owners are still waiting for the file to reach supreme court, and will allow me to build only when it is cleared..if not they have promised to refund my deposit (at the old rate)…actually am in a limbo cz if the forest thing is not cleared dont know where to buy coz the prices have sky rocketed in lonavala..esp for plots. hope you rcv this comment coz am not so comp savy n not sure if this will be sent to you….hello to ur wife n your sweet little daughter.. guess alls well on your end…nice to connect with you again..n of course thanks once again for your kindness to visit the site…lets hope something works out if not rustic then somewhere else…. 3. Hi Sharmila,

Good to hear from you. I was wondering what happened after that site visit…

Bummer that the developers didn’t tell BEFORE you paid the advance that all the land is forest land.

Yes, the prices in Khandala/Lonavala are going crazy; as they are in many other places. People seem to have an insatiable appetite for land and property. Was just reading recently that (at least regarding the property scene in Bombay) more than 40% of the buyers are investors and not actual users. That, to me, points to a bubble which can burst at the slightest sign of trouble – much like it did for Navi Mumbai in the late 90s. The problem is the herd instinct. Right now, Alibaug, Karjat and Lonavala are the hot destinations. Tomorrow, it might be a little further – Ratnagiri, Kamshet and Igatpuri maybe?
